In the current financial climate it may be difficult to build & populate the retail development, which is necessary for the Council to recoup its borrowings, and could cause delays in the build.

Any development atm is chancy to say the least. Depends how many pre-lets they need before they will proceed.

I recall someone suggesting a holiday village on this site? A Racecourse and also expansion of Barton Aerodrome? Can anyone else recall any others?

Why are Salford even bothering thinking about Phases 2 & 3???
considering they come from a city with a big catchment area, they've never been a well supported club.

Now you could easily transpose Salford, Wakey, Cas, or London into that exact same box

To be honest, I am surprised they are even considering retail units with the proximity of the Trafford Centre IMO. I said it a while back but you only have to look at the Lowry Outlet Mall and the empty units in it. It certainly is a very high-risk strategy to go ahead and build the units without any leaseholders.

Not sure on that front SIN, I'm out the loop but I haven't seen anything in the industry press I subscribe to that suggests otherwise (unlike Barr Construction winning the Sintellins job).
That said, I recall a few weeks ago they said they were hoping to start work in October so I'd have thought they would have been appointed by now. Unless of course they have been appointed and its all hush-hush for now.

I does tie up cash though which is always good if you want to reduce your liabilities for tax and also if you want to get your assets up!

I'm not an accountant so I can't comment on tax liabilities or assets.
My point is not why they are going to fill them more as to how. There are retail units at Urmston a junction down the M60, the Trafford Centre, Eccles Market and another area around there (name escapes me) and the Lowry Outlet Mall. The latter was the last to be built out of that lot and its units are only 50% filled - that was late 2008 anyway and that was pre-recession. What I am saying is that they will do well to fill them.

If you are travelling from the Stockport / Sale area towards the M62 (Trafford Centre on your right) it is on your left. The one on the right is part of the sewerage treatment works and has been designated as part of the Emergency Exit route from the proposed stadium.
